Leasing success in the Sofienquartier: CSL Behring secures approximately 1,300 m²
Press review
The Gloram Group has achieved another leasing success in Heidelberg’s Sofienquartier: CSL Plasma has signed a long-term lease for approximately 1,300 square meters and is building a state-of-the-art plasma donation center there.
The company collects plasma from volunteer donors at its centers and, as part of the CSL network, uses it to manufacture life-saving medications—including treatments for people with rare and serious diseases. The new facility in the heart of Heidelberg will serve as an important hub for regional plasma donors, enabling them to make a direct contribution to the care of patients worldwide.
With this lease, the spaces formerly occupied by Saturn have been fully and sustainably repositioned. In addition to CSL Behring, future anchor tenants will include Rewe, H&M, dm, Q-Park, and the premium fitness studio FITSEVENELEVEN. They exemplify the successful transformation of the site and the strategic reorientation of the neighborhood.
The Sofienquartier is thus evolving from a traditional shopping center into an urban, mixed-use neighborhood. The focus is on forward-looking uses such as residential living, local retail, healthcare, fitness, and services—a combination that meets the changing demands of inner-city locations.
The tenant fit-outs are already well underway. At the same time, extensive improvements to the neighborhood passageway will begin shortly, which will significantly enhance the quality of the space and further improve the user experience.
“With CSL Plasma, we are gaining a tenant whose business provides genuine social value. The complete re-leasing of the former Saturn space confirms our strategy: the consistent transformation into a resilient, mixed-use downtown district,” says Marcel Hoffmann, Head of Real Estate Asset Management at the Gloram Group.
The lease was brokered by Nicolas Heisig of Cushman & Wakefield.
